There is a very special case where we can think of furnishing our home at best: when we intend to sell it.
An important step, which often starts with high hopes and equally high fears. Will we find the right buyer? How long will it take? And what will the price be? Will we have to lower our demands? All this is answered by a relatively new discipline, at least in Italy, which combines knowledge of the property market, experience in interior design, communication and sales.
Let's talk of Home Staging, literally “staging the home”, i.e. marketing applied to the sale of real estate.

If a property remains on the market for an average of 212 days before finding a buyer, in the case of a “staged” property, i.e. prepared by a home stager and presented according to marketing specifications, it is sold in 48 days, with very low buyer discount demands of around 2% of the proposed price, whereas usually this is between 10 and 15%.The success rate, i.e. selling quickly and at the right price, is 90% for properties after home staging.

The home stager proposes a series of services that aim to improve the image of a property, enhancing its merits and minimising its shortcomings (those, to be clear, that will make a potential buyer waver, who may change his mind or think about lowering the price), but the interesting thing is that he intervenes directly on the characteristics of the home, transforming its image and, consequently, the impact it will have on a visitor.
He will do it by tidying up, refreshing the look, changing accessories and with many other tricks and strategies.This is a substantial difference to what the homeowner can normally do: anyone, knowing that they are going to have a visitor, will go to great lengths to tidy up (and perhaps hide in some cupboard everything that normally gets in the way in a lived-in house), but the intervention of an expert will make a huge difference.

Not only that. We know very well that when talking about the image of a property we have to work on two fronts: the impression it will make on a face-to-face visit, and the impact it will have in its online presentation, in real estate agencies or on specialised portals.That is why the home stager does not just improve the home itself, but will produce a series of documents, mainly emotional photos and videos, that will enhance it to the fullest.
As they say, borrowing an English saying, si will produce a “wow effect”. We say that “the first impression is the one that counts”, and then that “there is no second chance to make a good first impression” (as stated on the Association's home page National Home Staging Lovers).
This is where the initial communication, often remotely, is crucial, because it will remain impressed in our possible buyer, arousing positive emotions and creating the desire to go on a second date, with an in-person visit to the property. At this point, it will be crucial that what was seen initially is reflected in reality.
That is why the photos will be real shots of a flat that really exists, and which has been transformedphotoshop or render tricks would lead to great disappointment, once the contrast with reality is verified, and would result in a very painful boomerang. The saying “Virtual is real”, a rule of good online communication, has never been more consistent than in this case.
Woe betide the glittering pictures of a gloomy, dark interior; the staging must remain real, and not cease like a spell when the lights go out.
